History
In 2005 a new addition was built which added a new master bedroom with walk-in closet, ensuite bathroom, and large foyer/mudroom. The main bathroom was also fully renovated and the entire roof was replaced at this time. In 2006 a huge garage/workshop was built so that the double-lot could be fully utilized. In 2007 the rear deck was replaced with a larger quality unit.

Water System
Water is supplied from two sources. The in-house system is supplied from a drilled well that is filtered through a water softener, water filter, and ultra violet light. The water softener is rented while all other equipment is owned. Outside water is pumped from an intake line near the dock by a pump that is located in the outside pump room at the rear of the home. Well report and water analysis sheets available..

Electrical
The home has 200 amp service, while the garage has 60 amp service that is supplied by underground cable (six feet down) from the home, as well as a hardwire phone line. When the addition was added, some wiring throughout the home was updated. In 2006 a "smart" meter was added outside.

Heating
The home is entirely heated by two propane stoves. The main unit is situated in the living room with a secondary unit in the new bedroom. Both have individual thermostats. In 2006 the main unit was extensively cleaned and serviced. An additional propane tank was also added in 2006 to insure that the home never ran out of fuel.

Windows
In 2006 the remaining two wooden casement windows on the south side were replaced by vinyl. The entire home now has these windows. When the addition was added in 2005, additional insulation was added to the entire front of the home. In 2006 the Sellers added Levelor "cordless" shades to both bathrooms.

Garage
No corner was cut with respect to the garage. It is 32' wide by 24' deep. The concrete pad is engineered, two feet thick at the edges, and features huge 2" rebar "hoops" at each corner. With the additional rebar rods and steel mesh, it is safe to say that the pad will not shift or move - ever. The entire garage is R2000 (2X6) construction and is completely insulated with Roxall fireproof insulation. The ceiling is R3000 and even the shop wall is insulated so that heating costs are minimized in the winter
The shop has extensive electrical outlets including two 220V outlets for an industrial heater and welding applications. Both garage doors are insulated. The garage can hold all of the toys, and currently stores the Sellers 18.6' Larson Senza in the winter. Even the large rear swimming platform presented no problem.

Waterfront & Dock
The waterfront section is leased through the City of Kawartha Lakes for only $21.00/year. The City does not usually guarantee a lease transfer when a home sells on Hazel Street. New owners must re-apply. This property is different however - the City must transfer the waterfront lease to the new home owner. A recent letter from the city that clearly states this is available. This is because the dock and waterfront has both hydro and water service to and from the home under the road.

In 2006 the old dock was removed and replaced with a new structural steel unit. Four wood docking platforms simply lie on the structural steel and can be easily removed and stored in the garage in winter. A generous platform was also recently built and even has automatic docking lights when the boat arrives at night.

Holding Tanks
The City of Kawartha Lakes has an ongoing program which continues to condemn septic systems that are located on waterfront property. Fortunately the new owner of this home will not have to bear the cost of installing this expensive upgrade. Double-sized tanks (2000 gallon) tanks have already been installed. In 2006 the Sellers excavated the area surrounding the tanks and completely sealed them. Even under extensive use they only pump five times per year.

Landscaping
The Sellers have extensively removed old tree stumps, dead trees, and other nuisances that prevented the property from looking like what it does today. They have planted two red maples, one Norway maple, one Harlequin maple, one mountain ash, and one ornamental pear tree. Multiple shrubs, perennials and bulbs have been planted throughout the property.
